T3 Collingwood is a next-generation PCA A-Grade commercial office building delivered by Icon for leading global developer Hines. The 15-level workplace spans 28,601m² and at completion was the eighth tallest hybrid-timber building in the world, setting a benchmark for regenerative, low-carbon commercial construction in Australia.

The building combines the strength of a concrete podium with the biophilic warmth and performance of mass timber, featuring exposed glulam post-and-beam structures and CLT floor systems sourced from renewable plantations. It also prioritises occupant wellbeing through improved indoor air quality, natural light, and state-of-the-art end-of-trip facilities.

Working with Hines from early planning through ECI to final delivery, Icon helped drive an ambitious sustainability agenda that includes a 34 percent reduction in upfront embodied carbon, high-performance façade design, low-carbon concrete, rooftop solar generation and efficient water reuse systems. T3 Collingwood achieved a 6-Star Green Star Design and As-Built rating and is targeting a 5.5 Star NABERS rating with potential performance above 5.85.

The project required new solutions in construction efficiency, fire safety compliance and sustainable procurement, supported by close collaboration with multidisciplinary partners and strong engagement with subcontractors on enhanced sustainability requirements. Timber construction also improved productivity onsite, with faster floor cycles and lower community impact.

A balanced team structure contributed to project success, with almost half of the delivery team being women, reflecting Icon’s commitment to attracting, developing and retaining a diverse range of talent across the business.
