36 Wellington Street is a circa 28,601m2 15 level PCA A-Grade commercial office building in Collingwood Melbourne. The project was developed by Hines who are one of the largest development companies in the US with a special focus on delivering mass timber building under their established T3 model. The building was constructed primarily of mass timber with the current design encompassing two basement levels, 5 concrete podium levels and 10 levels of exposed glulam post and beam structure\ with CLT floor panels. Icon have been engaged by Hines to manage the entire ECI process from planning approval through to 100% IFC design and construction delivery. The sustainable design driving T3 Collingwood extends far beyond its construction materials to encompass various elements that benefit the environment, people, community, economy, and industry at large. While targeting a 6-star Greenstar certification, 5.5 NABERS certification, the innovative approach taken in the building’s development represents a significant leap forward in sustainable building practices, construction efficiency, and fire safety compliance in Australia. Several key innovations were achieved throughout this collaborative undertaking involving a variety of multidisciplinary teams, and close coordination with numerous stakeholders. Icon is proud to note that nearly a 50/50 delivery team of males and females participated on this ground-breaking project. This is unique in a male-dominated industry, demonstrating Icon’s attraction and retention of female talent in the construction industry, and one of many unique elements employed in the T3 Collingwood project.
